The University District is one of the most dynamic mixed-use corridors in Columbus, with The Gateway serving as a cornerstone, due in part to Steiner + Associates’ placemaking expertise

Located along High Street—a main artery running along The Ohio State University’s campus—The Gateway offers a perfect blend of outdoor events and festivals along with 225,000 square feet of space home to local, regional, and national retail, restaurant and entertainment brands. Anchoring the property is the non-profit Gateway Film Center, which boasts the Sundance designation.

More than a destination for just OSU students, faculty and staff, The Gateway attracts a diverse range of customers – trending from young professionals to Gen Xers and Baby Boomers—many of whom are cosmopolitan consumers living in adjacent, high-end neighborhoods that make up the densest residential population in Ohio.

With an OSU student body totaling around 60,000, faculty and staff numbering more than 30,000, and thousands of nearby office workers and residents, the Gateway – University District sees nearly 70,000 vehicles and pedestrians pass by each day.

Steiner as a Solution
In 2015, Campus Partners – The Ohio State University’s Non-Profit Real Estate Initiative – brought in Steiner + Associates to handle leasing and management, becoming the space’s exclusive retail leasing agent. Steiner’s efforts emphasized local, prioritized experience and created a focal point for the 50+ annual events now hosted within the space.

The Gateway currently features the flagship Barnes & Noble The Ohio State University Bookstore, an Indie movie theater, lounge and art gallery; several popular retail shops and boutiques, great restaurants, nightclubs/sports bars, offices and university-managed apartments.

Steiner teamed up with Campus Partners to help spur infrastructure improvements, redevelop neighboring areas such as Weinland Park, and support their other University District projects including a hotel, WOSU facilities and additional retail and restaurant space at 15th & High, the new formal entrance to OSU currently under development.

This innovative approach and philosophical evolution employed by Steiner + Associates has helped Gateway – University District lease over 90 percent of available space, while also attracting new and loyal patrons by making it an in-demand entertainment destination.
